Soil Stabilization, Settlement & Sinkholes

When ground sinks, something under it has moved or washed away. Filling the hole doesn't fix that.

Settlement and small sinkholes around houses usually come from soil washing out: a broken pipe, a failed drain, or water running under a slab. Buried construction debris that rots away can do the same thing.

What you’ll notice

  • A depression in the yard that keeps getting deeper
  • A patio, walkway or driveway slab that has dropped or tilted
  • Gaps opening under slabs or along the foundation
  • Interior floors or a porch that has settled

Why it happens

Water moving through the soil carries fine particles with it and leaves voids behind. On many older lots, stumps and debris were buried during construction, and as they decay the ground above them collapses.

What we check on the inspection

  • Where the settling is and how fast it is moving
  • Water sources nearby: downspouts, drains, pipes
  • Probing the soil to find soft areas
  • Whether the house itself is affected

How it gets fixed

Stop the water that is washing the soil out first. Then dig out and backfill with compacted stone, inject grout or foam to fill voids and lift slabs, or install piers where the house needs support.

Have us look at it

Send a few photos and a line about what you're seeing. Someone calls you back to set up the inspection.
